Do I need radon testing?
Radon is a naturally occurring gas that cannot be seen or smelled, and elevated levels can be present in any home. Because the only way to know a home’s radon level is to test, many buyers choose radon testing for peace of mind and to avoid surprises after move-in.

When should I add mold testing?
A standard home inspection includes a visual evaluation for signs of moisture problems or suspected mold growth. Mold testing goes a step further by collecting samples that are sent to a lab for analysis.
Mold testing may be worth considering if there are visible signs of possible growth, past water intrusion, musty odors, high indoor humidity, or health concerns related to air quality.

Should I add termite/wood-destroying insect inspection?
A standard home inspection includes a visual check for signs of termites or wood-destroying insect activity. A termite inspection provides a more detailed evaluation by a licensed specialist, helping identify termite activity and other hidden issues that could impact the home over time and lead to costly repairs.
Buyers may want to consider this service for older homes, properties with conditions that may attract wood-destroying insects, or when required by a lender or recommended by their agent.
What is a sewer scope inspection, and do I need one?
A sewer scope inspection uses a specialized camera to evaluate the condition of the home’s main sewer line, which is not visible during a standard home inspection. This can help identify blockages, damage, or other issues that may not be apparent otherwise.
Buyers may want to consider this service for older homes, properties with mature trees, or when there are concerns about slow drains or past plumbing issues.
